Managing Strathavon's redeveloped complex perimeters
Strathavon is about 2 km north-east of Sandton City. Strathavon's security fences are typically long, shared perimeters around sectional title complexes. These properties are often packed closely together, with boundary walls running directly alongside busy roads like Katherine Street and Grayston Drive. Because many schemes have been redeveloped over time, a single perimeter wall can have sections of different ages and construction. This creates potential weak points where older walls have cracked or where new sections were poorly joined to the original fence, making maintenance a challenge for bodies corporate.
For these long perimeters, we recommend splitting the fence into multiple zones. If a fault occurs along Grayston Drive, the system can pinpoint the section instead of shutting down the entire boundary. We pay close attention to where older and newer parts of a complex meet, making sure fence integrity across the joins. On walls of varying heights and conditions, we check that all brackets are secure and correctly installed, and that warning signs are correctly spaced to face the public roadway.
When a unit is sold in a Strathavon complex, the electric fence certificate is a body corporate matter. Sale agreements often ask for it, and the seller or agent should request a copy from the managing agent early in the process. If the complex's fence was installed or altered significantly without a new certificate being issued after 1 October 2012, the body corporate will need to arrange for an inspection. Tyson Botha is registered with the Department of Employment and Labour as an electric fence installer and we provide proof of registration on request.

Questions from Strathavon
Our complex was built in phases. Does the whole fence need one certificate?
Yes, the certificate covers the entire perimeter of the sectional title scheme. When we inspect, we pay special attention to the joins between the different phases to make sure the wiring and tension are consistent and compliant across the entire length.
Our wall runs along Katherine Street. Are there special rules for fences facing a main road?
The rules are the same, but compliance is more visible. We make sure the yellow warning signs are correctly placed and visible from the road, and that no part of the fence can be accidentally touched by pedestrians. This is a key part of any compliance inspection.
