Who needs an electric fence certificate

An electric fence system certificate confirms that the fence was inspected by a registered installer and complies with the regulations on the day of inspection.

Selling a property

Conveyancers ask for a valid electric fence certificate before transfer. Book the inspection as soon as the house is on the market, so a failed fence does not hold up the sale.

Buying a property

Ask the seller for a valid certificate for the fence. If there is none, or it does not match the fence on site, raise it with your conveyancer before transfer.

Body corporates and complexes

In a sectional title scheme the certificate covers the whole perimeter and is issued to the body corporate. We inspect, repair and certify the complex fence as one system.

New or altered fences

A new fence, an extension or a new energiser needs a new certificate. When we install or alter a fence, we test it and issue the certificate on completion.

What the inspection checks

The fence is inspected and tested against the Electrical Machinery Regulations and the installation standard, SANS 10222-3. Tyson checks the whole system, not only the energiser.

  • The energiser: an approved unit, correctly installed, with the right earthing and lightning protection.
  • Warning signs on the fence at the required spacing, facing both ways where needed.
  • Earth spikes and earth return wires, tested for a sound connection.
  • Strand spacing, height and clearances from gates, walkways and neighbouring property.
  • Insulators, brackets, joins and tensioners, and anything touching the fence.
  • Gate sections and isolation, so nobody can be shocked opening a gate.

Why fences commonly fail

  • Missing, faded or too few warning signs.
  • Poor earthing, so the fence alarms and shocks unreliably.
  • Broken strands, perished insulators or vegetation touching the fence.
  • An energiser that is faulty, not approved, or fitted without proper protection.
  • Strands too close to a gate, walkway or a neighbour's property.

Most of these are fixed in a short repair visit. You get a written quote before any work is done.

Electric fence certificate questions

Do I need an electric fence certificate to sell my house?

If the property has an electric fence, yes. The Electrical Machinery Regulations of 2011 require an electric fence system certificate when a property with an electric fence changes ownership, and conveyancers ask for it before transfer. Only a registered electric fence installer can issue it.

Is an electric fence certificate the same as an electrical COC?

No. The electrical certificate of compliance covers the property's electrical installation and is issued by a registered electrician. The electric fence system certificate covers the electric fence and is issued by a registered electric fence installer. A sale with an electric fence usually needs both, and they are separate inspections.

Who can issue an electric fence certificate?

Only an electric fence installer registered with the Department of Employment and Labour. Tyson Botha is registered, and proof of registration is available on request.

What happens if my fence fails the inspection?

You get a written list of what failed and a quote to put it right. Most failures are warning signs, earthing, broken strands or the energiser, and are fixed in a short repair visit. Once the repairs are done we re-test the fence and issue the certificate.

Does the certificate expire?

The certificate records the condition of the fence on the day it was inspected. A new certificate is needed when the property changes hands and after a major alteration, such as an extension or a new energiser, so it is best to arrange it when you list the property.

How much does an electric fence certificate cost?

It depends on the length of the fence and the number of zones and gates, so we quote for your property. Any repairs needed to pass are quoted in writing before we do them.

Can you certify the fence at our complex?

Yes. For a sectional title scheme the certificate is issued to the body corporate for the whole perimeter. Complexes on one of our maintenance contracts have the fence tested twice a month, so it stays close to compliance.
