It is a really great idea to do regular maintenance on your garage door so as to extend the life of the unit and saving money along the way. Garage door maintenance is not very intensive and you do it on a regular basis is very easy.
Rollers, hinges, roller tracks and hinges can be maintained with a good dose of penetrating solvent, use WD-40 or any kind o citrus based solvent. Pulleys on extension spring openers as well as bearings on torsion spring openers need to be lubricated on a fairly regular basis to keep them working properly.
If you are experiencing problems with rollers or hinges that are getting stuck it is a great idea to soak them in kerosene and use a toothbrush to scrub all the hard to reach areas. If there is any rust on any of the parts then use steel wool to get rid of it, wipe everything as clean as possible and then apply a liberal amount of lubricating oil such as 3-in-1 to everything.
The garage door opener is another area that requires regular maintenance, if the garage door opener uses a chain drive or some sort of screw mechanism then it will also need liberal application of a lubricant, make sure to be thorough and apply lubricant to the entire length.
Lastly weather stripping is a good idea if your garage door frame does not have any protection from weather on its sides, if you do not want to apply weather strips then ensure that the frame has been adequately sealed for protection.
